Solar rent

I was thinking a drain becoming blocked once solar has been installed
I have come aroiund to thinking that as the landowner and former farmer of land with Solar on it now, one needs to develop a "Nelsonian Eye", and not see such things.... Just cash the cheque, and ponder how to get more solar.

We have had a stream running through the site here most of the Winter.

Sensible financial advice
Not heard of Nelsonian eye before 😂

Fair point,
Can’t help thinking like a farmer I guess!
You would think they would prefer well drained land to work on and service and clean the panels as oppose to a working in a boggy Mess though

We are a rare breed. The build will change hands so many times with different teams, it’s never joined up so you will have to adapt to looking on surprised.

We have a road through ours which has been hard to drive through for several years. We have quite about 6 times now to repair it but the bean counters keep, asking for more details. For perspective, the cost would probably be about 6 hrs profit, no sense.

Those who have done deals, did you manage to index link them?

Always and an output bonus

The latest O&M team are taking bean counting to a silly level here. I am trying to find the magic figure that allows work to be carried out, without a full-on bid process, for 2-300 quids worth of work;)

We're getn well down the road now, 950 an acre rent 5% of revenue per year and some storage. If it happens it will be the end of the sheep, they've got the licence front scottish power also. 37 years lease. Set my daughter up for life.

Good luck with it,
How many acres are you hoping to lease them?

May I ask what are you doing with the land to avoid tax? We were looking at a Ltd company but tax still applies if the solar is generating more money than the farm. So will just pass it to next generation under the 7 year rule.

Split it up, some in Ltd Co thereby not generating more than the farm and rest in personal names, once in a Ltd Co it costs a lot to get it out if you ever want to do that.

Interesting.... has this worked for you?

Needing to chat with the accountant this Summer, and rejig "our affairs" again, 4-5 years since the last time.

Have three accountants in my family 😉

Depends if you sell or lease from personal to ltd.

No easy way but at least a ltd can use the cash for other investment and off set tax

If you want all the wonga for self indulgence it’s a little harder!

Tax to pay when putting it into a Ltd? Or gifting it into a Ltd?

CGT to pay when passing to next generation under 7 year rule?
