If its good free draining land , apart from the fences and hedges value woukd drop slightly but not by a big margin
On the other hand marginal land if not farmed would see a vast drop in value equivalent to putting the land into a bunny hugging environmental Scheme

Hybrid or Tertaploid Ryegrass ,with Clover Plantain and Chicory for lambs ,
Chicory and Clover will not be that early though so if you want early boost up the Ryegrass a bit
Chicory and Clover like a bit of room so do better with an upright grass
But forget Clover and especially Chicory if...
Minstrel or Hurler is just as good as Dockstar at a fraction of the cost, but its been said by many loads of times
Getting them at the right stage is the important part
