As the small build BNG requirement kicks in from the beginning of this month no planning has yet been given with these rules in place. I rather suspect the planners do not fully understand the rules themselves and may wrongly refuse Class Q and self builds if a BNG has not been submitted. Time will tell

I have had two Prior Approval applications come back invalid from the admin team citing no BnG - a sharp (but professional) email soon put them back in their place!

Case Officers should be ok as long as you get past the admin team.

No you can't is the simple answer and they will have to live there 10 years without enforcement to then claim it is no longer enforcable and seek to make it lawful before then seeking permission to replace it with a house.

Ah thank you, said person seems to think they can put in for full planning and they have been living there for a month, they seem to think it is acceptable to live in a log cabin and perfectly fine.

Oh dear! If that was the case then the countryside would be full of city folk wanting to live 'off grid' - I get at least one new enquiry of this type a week.

If they are being a nuisance or affecting you in any way I wouldm drop a polite phone call to the Planning Enforcement team at the council, if not, let the planning process take its course.
